Yeah, thanks. Great conversation, guys. And, and slurried, get Commissioner falses. Right. We've talked to lay low Board Advisory Committee about their plan as well. And 20 years is a long time. But I'll keep in mind our comprehensive plan that the county has, which is the master plan for all of Larimer County, had a had a lifeline of 20 years. It's different from community to community. You know, when you're talking about some of these municipalities, like we're Collins Loveland, those types of things they have, they often review their comprehensive plans every five to 10 years to make sure that they're still in alignment. And there's two ways to approach this problem, I think, to start thinking about, I can't commit to anything that's part of budget cycling and all that. But there, I don't think that there's any reason why I know you guys meet on a monthly basis. And you guys have some subjects to talk about. But there's no reason why this group could take as a group and review section by section or something like that, your current plan and say, you know, what, we're just as a group talking about it, does the first section of that adequately address what's going on here? And where can we update it, and make suggestions on that, and then go through and review it and see if there's any big holes in the plan, or anywhere that it needs to be? And then those could be suggestions that you know what we went through it and there really wasn't a whole lot wrong with the plan. There's some things that we think could be improved. And so this could be a minor amendment. And that minor amendment might be something that can be budgeted for as a staff driven type thing, depending upon what our workload is. Or it could be you know, what the plan is way out of date. It doesn't reflect any of the values The community it doesn't. This doesn't that it doesn't take into account some of the things like water and sewer, all the things that go on up there. And we think that it needs a full revamping, which a full revamping of some of these plans can be anywhere from 100,000 to three or $400,000. And you have to hire consultants and bring them on, and it just becomes a large scale project. So I think that as a starting point, I think this is what was discussed with report is it doesn't make it makes sense that a you as a committee can sit down and review your own plan, make notes and do things like that. And then have when you have these meetings, discuss your opinions on those things and go through it, piece by piece by piece. And then at some point, you can say hey, you know, six months or whatever, a commissioners, hey, staff, we think that the plan needs a minor overhaul and, and we would like you to consider it, or it needs to be major.
