Thank you share. Thank you, thank you, we're gonna start off with our property disposition partner acquisition issue this update from our inventory manager, Joe Russell.
So this is for quarter two. So from January 1 to march 31, we had a total of 18 properties disposed for those sidewalks, 14 were sold for rehabilitation, two of those being significant properties, over $25,000. We also acquired 31 properties, this time waiting for closure and
six are held for quite a
while that's it for me.

I changed the format a little bit on this, hopefully it's easier to follow. This is definitely the year we've had the most grants that we have. So I just want to make sure that we're looking at it. From you know, the viewer we can take all in if you have specific questions, I'm more than happy to follow up with that either today verbally or in writing after but real quick. And some of these actually are in the resolutions that are going to be coming out. So if you have specific questions, they may come up there too. But any of these seven is the neighborhood enhancement program from last year, which is 2022. Joe did a great job working with the residents of River Rouge, you're actually going to in the next week or two go out and fill some of the projects that were completed with the social media and comms team from the county. So you may see that their social media and are ours as well. So that's exciting work. You mean the construction, local contractors. So this is the same for NDP seven and NDP, the way it's work that they have to come to us. They have to meet a certain income, the resin or the homeowner, I'm sorry, yeah, they come to the landing with their application. They find the contractor that they feel, you know, came out and made them be able to pass now they come to us. Let's say there's two quotes if it's more than 25% of a discrepancy between the two quotes that are required to get up there. We then verify on our side they're licensed that they do quality work a lot of the people because this is now the fifth round that we're doing, we see the same contractors a lot. So what you'll see here too, is that we assisted seven homeowners, three of them were roofs, we got a full set of Windows, storm doors, gutters are two different properties when forgetting our porch repair. So it depends on the type of work that the contractor that they're getting. But we want the homeowner to feel good about who was coming to their property. That relationship.
So that makes sense to me. But how do you get around potential, like related party transactions or self building? Like, what's the procedure around this?
So Misha has a bit like they have to as the self certification form, like as a president or a loner, fills out a form saying all the things that you're talking about, but there's no fraud. I'm tax firm, we check that on both. I have homeowners insurance, they're signing a document that goes to Michigan that goes to the state, then the state reimburses the land bank, and then we reverse. Okay,
so it's like, it's common, like if you have like a related party related visits. So like, how am I not paying my sister, my brother, my cousin. So an inflated price if I were doing a price check to just kind of somewhat know if we are your market or
not. So I guess that's where the bullets come in. Right? So like, I
got to present. I got I got, you know, I'm not I'm not being funny. Like it happens all the time. So my job is not like,
no, no, no, no, no, I'm trying to think through this. So um, so we could check on that. But ultimately, you know, one of the one of the
things about like cooperative procurement wise helpful is because I totally feel it makes perfect sense that we want them to feel comfortable to contract, we should have picked anybody's contractor. But there shouldn't be approved contractors. And and the list is big enough. But then the question is, what makes them approved, we know their rates, our market, we've done market checks like that, I wonder if.
So what happens is that they get approved by the State of Michigan, we provide, we provide them that list, if they're going to go outside. If they go outside of the list, we have to check with the State of Michigan, they have to understand that gov, that they're in good standing. And what they're checking on the state of Michigan side is that they're paying their income tax that their
market checks on prices for actual materials, service labor,
and not the relationship point that you're talking about. So if you have a suggestion, I think,
yeah, we just took off. I'm actually just this is kind of cool. We can now we can talk.
Yeah, no, I would be totally open to that we have forced a lot of it in that situation. I will say, generally, there's only a handful of contractors that we work with. So I would be surprised. But you never know.
So that was Yeah. Yeah. As part of this part of the piece about the inflated pricing, the arm's length is helpful. Place pricing would be helpful to know because we can do it theoretically be able to spend more money, no more people,
there's a lot of things that they have to initial as the homeowner, so it might be on that list. And I can check on that. Okay, but let's look at education. No question. Yes.

So and because we've been so successful, and because of inflation, they've actually increased our award to 75,000. With a cap of 10,000 per property, it used to be 50,000 with a cap of 7500. So that depends on the amount. So you know, if you hit 75,000 divided by 7500, we wouldn't have been able to help seven people. Not everyone does the full amount. So our guesses, let's say they all do the full amount it will be at least 10

So the way that this works is that nonprofits came forward and put applications into Misha, and then we were assigned to pose. So that's how we ended up with Highland Park and Hamtramck. They actually just came to us this week. So this is an edit to the report and asked if we would take Redford, I don't know what happened to originally assigned to that area. But they believe that we have the capacity to do that. So we agreed to do that. This money, for those of you I'm sure are aware, but our funding has to be spent for funding 26. So that 500,000 up to same parameters where it has to be you have to live and own the property on another property. And you're up to $25,000 here. So it's a good chunk of change for these residents. Okay, so
it is up to 25,000 here,
and it's energy efficient. So it's through a portal, where the other application is paper. And in house, it's the reportable set up by the state of Michigan. So what happens is they put their address into the application, and then the portal sends it out to the agency that's in charge of covering so so for the rest of Wayne County, they can still apply. But they'll be sent to different like Wayne Metro, I forget who has facility to try, you know, thoughts and all certain things like that. So based on your, your address, you will get sent to the correct agency,
a number of people who are facing tax foreclosure, we get students who might have 25, fantastic utilities, so forth. Now we can also send them to the parent portal.
And Kelly actually just put it on our website today. They know how to do that. So that's a question that we have a bi weekly meetings where we meet with Misha for people to give feedback. If we're getting a we've had plenty of applications, but if we start to hear that, we can always have them come into the office, sit down with them at a computer and have them okay. Correct? for sure a lot of people they don't want to tell you. But they don't. They don't have a clue
how to access that. Yeah, we talked about Office Hours. So definitely willing to do that. And also, if you guys look on the request funding, they are going to increase our board to a million dollars. So that was 500,000. We're gonna get an additional 500,000. Now the last step, is that strategic, Redford? No, that was because we had been successful thus far. And they are there's gonna be four different rounds. This was just a progress update. But all we had to do was amend the existing contract. We didn't have to apply again. So thank you. Yeah, so we will be a million dollars in total to those communities for home repair. The last thing and kind of switching gears here. I've been working with Anthony and Colin on this one is the State Land Bank Authority received funding from Governor rivers office for demolition blight remediation. So that is we put forward we went to all 43 municipalities asking if they had any projects in their community that they wanted to bring to us. We received 11 responses Have those 11 responses, seven of them were strong enough for us to put in the application. And then from that we received $427,500. In that number 427 500. Yep. Our original ask was fighting team. But that's probably bad. And the reason being is our application and the City of Detroit's, were the strongest, we got the two highest awards out of the state. But because it's done by region, we both could not get our fault as they wanted. You know, they said, we have more money, both your applications are strong. So they took a certain percentage off the
top would be you said, seven out of the 11 applications were strong that we have, like, what was the selection process.
So we went to them and the exec gave them exactly the RFP, this is what the state is going to score us on. This is exactly what we need to see you need to own the property. It has to have a short and long term purpose to the demolition, it can't just be to get rid of the blight. You know, it has to be like we'll go and use doing a library where they're going to tear it down and it's going to become a public space. Ecommerce is removing a skilled metal factory. So again, brownfield remediation with the help of development.
Director Williams, there's no
score. We wanted to honestly, we encourage everybody I didn't, you know, really, we called everybody we did our, I believe our best to get in touch with them. So these are the seven that came forward. And that's what we're as you're about to do around to

Round two, we're actually going to use our own inventory to tear down and then there's going to be a round three and round four. In the fall that we will open back up to nonprofits and municipalities in the community
you know, there was a lot and really proud of us for the 2.5 that we're operating on right now and then the future so I feel good about that.

And Martin Luther King Jr. was his best friend. His father was they build this church and everything. My brothers and sisters used to well with him, used to come to our house down off of Boulevard Georgia Baptist Hospital, down on forest road. But going back, that's enough about that. And I'm 76 years so. And I live came to Detroit because my mother got sick. I have family been here forever. From Washington, Georgia, and from Georgia. And Bailey street. They live on Bailey Street. I live on Princess Street. And I have 18 I had 18 sedans that my mother passed thena power. And I have one left that I'm trying to go and live with her until she passed, I passed and I want to go home. So therefore I had I had bought these houses and thing. I have eight kids of my own. I have adopted three kids, the remote kids after my kids left. And but I was trying to take and get this lot next to my house. And I have pictures of it here that I was I was trying to get the light, they taste the light and sell it to this these people here. And I went to the land office and I talked to them I go every month or every six months of things because they said that they couldn't give give me a lot because they had to finish fixing the house burned down twice next to me. It burned my house on that side of my house. It just glass does pop up and blind. They say go isn't my insurance. I call all these counselors and everybody asked them to help me with that. They say go get a loan, how you gonna get a loan to pay. I have a grandson that lives with me now he's 18 and he has autism. And he runs up my life be like crazy, because he got to have his phone and his little normalcy thing. So he did get a job downtown and Joe Joe's. So cuz I told him you gotta go, you know, have paid for the bill. But what um, and I tried to take him get the lot. They give it to this person. And so after I get this, I find out this person they and then I say okay, why don't you give it to them. And I've been coming here for ever since the house burned down the first time. I wanted to get the house then I mean, let the land
there's this disease in the city of Detroit in the city of Detroit. So you're dealing with the Detroit land bank? Yes. Okay. You know, this is the Wayne County. This is a separate, completely separate when we don't have properties in the city of Detroit. We only deal with outside of Detroit.

So you're paying the utility bill, but it's, it's because it's literally the county collects delinquent tax. So there's two land banks. Well, really in Michigan, there's three here. There's the state land bank, in the city of Detroit land bank, just for the city. And then there's the Wayne County, land bank, all those 42 communities in the county. So what you're dealing with is the Detroit Land Bank, which is a separate land bank from this this group, you know, going out to Detroit?
